Vibrant town centre envisioned for Green Square
The Green Square Town Centre (GSTC) has been envisioned as a high-density hub of employment, retail diversity, community, entertainment and residential land uses. In 2012, a Planning Proposal was endorsed by the City of Sydney (Council) to rezone the GSTC to mixed use to achieve the vibrant town centre envisioned for the area. The approved planning proposal subsequently resulted in the creation of the Sydney Local Environmental Plan (Green Square) 2013 (Green Square LEP 2013) and Green Square Town Centre Development Control Plan 2012 (Green Square DCP 2012).
Housing Delivery Authority
Mirvac previously delivered Phases 1 and 2 of the GSTC, with the remaining phases being declared as State Significant Development (SSD) sites that will be assessed via the Housing Delivery Authority (HDA). PDC was engaged by Mirvac to advance the proposals for the remaining Phases 4 and 5 which included a total of six buildings across the parcels of land at 6 Geddes Avenue and 411 Botany Road, Zetland. In total, Phases 4 and 5 of the GSTC will comprise approximately 1,100 residential units.
PDC’s engagement related to the provision of transport consultancy services including the preparation of the required SSD documentation. Such documentation included a Transport Impact Assessment, several Loading Dock Management Plans to support the service vehicle parking demand for each building.
Design of shared loading docks
The Transport Impact Assessment included the development of site-specific traffic generation rates and SIDRA Intersection traffic modelling of nearby intersections. A key aspect of the application was assessment of the loading dock provisions and design, given that a limited number of docks was proposed, shared amongst various buildings.
