Delivering beachside amenity
Situated in a prime position in central Airlie Beach featuring a high foot traffic location, directly opposite the Airlie Beach foreshore with ocean views. PDC Consultants was engaged to prepare a Parking Statement to accompany a Development Application for the renovation and expansion of a two-storey mixed-use commercial building at 1 Airlie Esplanade, Airlie Beach. The proposal included ground-floor retail and food premises, 24 short-term accommodation units across two upper levels, and a rooftop terrace — with no on-site car parking or vehicle access proposed.
Sustainable transport planning
The assessment considered the site’s high accessibility, local planning precedents, cross-utilisation of uses, and the demographic profile of visitors, supported by tourist data and public transport availability. Justification was made through comparison to the Port of Airlie approval and by demonstrating suppressed demand due to mode of travel, occupancy rates, and existing public parking within 800 m of the site. Removal of the existing on-site parking also improved pedestrian safety and amenity, and simplified the public domain.
