RESIDENTIAL AGED CARE AND SENIORS LIVING
Uniting Caroona is an existing Residential Aged Care Facility (RACF) located in Yamba incorporating 98 beds, 46 car spaces and loading dock facilities. PDC Consultants was engaged to prepare Traffic Impact Assessment (TIA) reports for two Development Applications (DAs) relating to the expansion of the existing development including some 85 independent living units. The TIAs included collection and analysis of traffic and parking survey data and SIDRA Intersection traffic modelling to assess the performance of key intersections in the vicinity of the site under the various DA proposals.
The TIAs included consultation with Transport for NSW (TfNSW) and Clarence Valley Council, particularly regarding the design of the site access onto Yamba Road.
Uniting Mayflower comprises of a Residential Aged Care Facility (RACF), Independent Living Units (ILUs) and childcare centre across five buildings. PDC Consultants was engaged to provide design advice relating to the vehicular areas of the development including the preparation of a Construction Traffic Management Plan (CTMP), Traffic Management Plan (TMP) and Design Compliance Statements for the Construction Certificate and Occupation Certificate.
The 149-153 Livingstone Avenue development comprises of 19 seniors’ independent living units with at-grade and basement level car parking providing 19 car spaces. PDC Consultants was engaged to prepare the Traffic Impact Assessment (TIA) report and Construction Traffic Management Plan (CTMP) for the Development Application (DA).
PDC’s Director also acted as an Expert Witness for the Client noting that the DA proceeded to the NSW Land and Environment Court which included preparation of Expert Witness parking and traffic reports.
