Sydney Corporate Park (SCP) is a 14.4 hectare mixed-use estate comprising a diverse range of office, warehouse, retail, entertainment and licensed premises businesses. PDC Consultants has been engaged to prepare Traffic Impact Assessment (TIA) reports, Traffic Management Plans (TMPs) and car parking layouts for numerous Development Applications (DAs) for SCP. These studies often included collection and analysis of traffic and parking survey data and SIDRA Intersection traffic modelling to assess the performance of key intersections in the vicinity of the site under the various DA proposals.
Big Bear Shopping Centre is a mixed-use development comprising some 7,650sqm commercial Gross Floor Area (GFA), 4,300sqm retail GFA, 1,100sqm medical centre GFA and four basement parking levels with 190 car spaces.
PDC Consultants was engaged to prepare a Traffic Impact Assessment (TIA) report to support a Master Plan Development Application (DA) for the Centre to provide an additional 2,100sqm commercial GFA and minor modifications to the retail and medical centre floor areas. The TIA report included extensive consultation with Transport for NSW (TfNSW) regarding the vehicle access driveway onto Military Road.
PDC Consultants was also engaged to prepare a car parking audit report of the Centre to understand travel mode characteristics and average duration of stay of commercial staff and retail visitors. This included the preparation of Traffic Management Plan (TMP) drawings showing our recommendations to improve wayfinding, safety and efficiency of the car park.
The 8 Khartoum Road, Macquarie Park development comprises some 11,000sqm commercial Gross Floor Area, a new public road and three basement parking levels with 250 car spaces. PDC Consultants’ Director was engaged to prepare a Traffic Impact Assessment (TIA) report for the Development Application (DA).
The TIA included Paramics microsimulation traffic modelling to assess the traffic impact of the development on intersections within the Macquarie Park Corridor. This involved collection and analysis of survey data, calibration of Council’s Macquarie Park Corridor Growth Paramics microsimulation traffic model against the updated survey data and consideration of various upgrade options to nearby intersections to facilitate the development. SIDRA Intersection traffic modelling was also undertaken to test the intersection performance under the various upgrade options.
Bonnyrigg Plaza (Plaza) is a shopping centre comprising of a large supermarket, some 45 specialty retail shops, post office, medical centre, community centre, library and at-grade car park with approximately 880 car spaces. PDC Consultants was engaged to prepare a Traffic Impact Assessment (TIA) report for a Development Application (DA) relating to the fit-out and use of tenancies for two separate cafés with a total capacity of 300 seats, 460sqm Gross Leasable Area (GLA) and 170sqm licensed outdoor seating area. The TIA included collection and analysis of parking survey data to determine any appropriate level of car parking provision for the site.
